Board Meetings are held monthly and all owners are encouraged to attend. Agendas are published in advance of the meetings and are posted on the bulletin boards at the Marbella pools. Note: if you have provided your email address, the agenda will be emailed to you prior to the meeting.
We encourage you to use the Marbella III website which is located at comwebportal.com. You will need a password and account number to access the website which can be obtained from Alliant Management, Mike Sanchez (our property manager) at apm@alliantproperty.com. Financial statements, meeting minutes, condo documents, and information on your account, as well
as information for MHOA can all be viewed on this website.
OTHER ASSOCIATIONS TO WHICH YOU BELONG
As a resident of Marbella III, you are also a member of the Marbella Homeowners Assn. (MHOA). This association is comprised of all three condominium associations and the single- family homes and is responsible for landscaping, pools, and single- family homes. There are monthly meetings which you are encouraged to attend. Agendas are posted on the bulletin boards at the Marbella pools and will be emailed to you if you have provided your email address. Please feel free to contact any of the Board of Directors with questions or concerns.

You are also a member of the Spanish Wells Community Association (SWCA). This association is comprised of eight different communities and includes a total of over 1350 homes/condominiums. They are responsible for the gate security (including the roving security car), Summit Cable, roads, and water management.

YOUR MONTHLY FEES
Your monthly fee is split between all associations to which you belong as a resident of Marbella III. Marbella III is comprised of 120 units in 16 buildings. There are 4 three story buildings and 12 two story buildings located on Spanish Moss Way and Lisbon Court. The fees are broken down as follows:
- SWCA (Spanish Wells Community Assn.) $189.00 (Roads, Water Management, Gates and Guard Service, Summit Cable)
- HOA (Marbella Homeowners Assn.) $154.00 (Guards, Landscaping, Common Areas)
- Marbella III $246.00 (Water, Sewer, Exterior Insurance, Reserves for Buildings, Pest Control, Painting Roofs and General Operating Expenses)
YOUR TOTAL MONTHLY FEE $589.00
You will receive coupons for payment from our management company on an annual basis. Please contact the management company to receive your coupons or with any changes in your address and/or email and phone. Note that coupons will not be sent or your information registered with SWCA and the HOA until a recorded deed has been provided to Alliant Management. You can also make your payments via ACH. Please contact Alliant Management to set this up.
TRASH AND RECYCLING PICK UP
Trash containers and recycle bins for the three- story buildings on Spanish Moss Way are located in the enclosed dumpster areas across from the buildings. Pick- ups are twice per week. In season, there are three pick-ups per week. Recycling pick-up is Friday. If you have a large item for disposal, you need to call Advanced Disposal at 239-334-1224 to arrange for a pick up.
Please do not leave large items in the dumpster area ahead of time.
Trash containers and recycle bin pick up for the two-story buildings on Spanish Moss Way and Lisbon Court is Friday morning. We appreciate you not setting your bins out before 6:30pm the night before pick-up. If you have large items that need picked up, please call Advanced Disposal at 239-334-1224 to arrange for a pick-up. There is no charge for large item pick up. It is included in your monthly fee.
PEST CONTROL
The association has contracted with Arrow Pest Control to spray the outside of our buildings on a bi-monthly basis. If you encounter a problem within your unit, please contact Arrow Pest at 1-800-226-3139. They will make arrangements to spray inside your unit. There is no charge for this service as it is included in your monthly fee.
MAILBOXES
In the three-story buildings, mailboxes are located on the first floor of each building. In the two-story buildings, mailboxes are located near your unit. You should have received a key from the previous owner. If you did not receive a key, you will need to contact the U. S. Postal Service to obtain one. You will have to replace the key at your expense. Please contact Meiser Locksmith at 239-839-8368 to make arrangements.
PETS
No more than 2 pets per unit are allowed, cats or dogs. You should have received a pet registration form with your initial documents. If you have a pet or are planning to get a new one and need a form, please contact Mike Sanchez, our property manager at Alliant Management. All pets must be walked on a leash. Please pick up after your pet. Cats and dogs are not allowed to roam free on the property.
RENTING YOUR UNIT
Rentals are allowed for a minimum period of 30 days. Weekly rentals are not permitted. Your rental or lease must be approved by the Board of Directors. You must submit a rental/lease application which is available from Alliant Management. Please contact Mike Sanchez at apm@alliantproperty.com to obtain a form. Tenants are not permitted to obtain gate access bar codes.
These must be obtained by the owner.
It is important that the association have complete information on your tenant in case of emergency. Please be sure to provide all contact information on your tenant. Also, be sure to keep your tenant up to date on any changes in the rules and regulations and provide them with information on maintaining and closing your unit when they leave.
UNIT MAINTENANCE
The following are some suggestions and information on maintaining your unit. Have your heater and air conditioning units cleaned and inspected annually. If the air conditioner drain line becomes plugged from lack of cleaning, it will automatically shut off the air conditioner. Change your air filters monthly. Check the hoses to your washing machine regularly and replace them as
needed. Turn off the water to the washer when not in use. Dryer vents are cleaned periodically from the outside by the association. Check your hurricane shutters periodically to be sure they are in good condition. A list of original
contractors for your unit are located on the inside cover of the electrical panel.
Touch-up paint can be obtained from Sherwin Williams (they purchased the original paint contractor, Color Wheel). Inside one of the bedroom closets is the GE Smart Control Panel which contains the phone and cable connections. Hot water tanks in most units are reaching the age where they will need replacement. You might want to consider budgeting for this if yours is original.
Main water shut off valves are located by the hot water tank or in the garage.
CLOSING YOUR UNIT AND HURRICANE PREPARATIONS
The following is a check list for closing your unit for an extended period or hurricane evacuation if needed. NOTE: Be sure that there is someone checking your unit on a regular basis, a home watch person is strongly recommended. If your unit is rented, please be sure your tenant and/or guests are aware of the proper procedure for closing and opening your unit.
1. Shut off the main water valve by the hot water tank or in the garage.
2. Turn off your ice maker.
3. Leave air conditioner on to prevent mold from occurring.
4. Remove furniture and loose objects from lanai.
5. Be sure washer valves are closed.
6. In hurricane season or in case of evacuation, install hurricane shutters as required. Note: In the three-story buildings, windows are hurricane rated and do not require shutters.
7. Have a list ready of everything you will need in case of evacuation including medicines, clothing, pet supplies and food, credit cards and important papers, personal items, jewelry, etc.
8. Empty all trash containers.
9. Be sure there are no open food containers in the cupboard
PARKING
Parking is not permitted on the cul-de-sacs at the end of Spanish Moss Way and Lisbon Court. No parking is permitted on the grass at any time. There is no overnight parking permitted on streets anywhere in Marbella. The speed limit in Marbella is 25 MPH. Please observe speed limit at all times
