ARCHITECTURAL REVIEW CRITERIA (ARC)

1.0 Purpose

The purpose of these guidelines is to clarify the regulations outlined in the latest recorded Declaration of Master Association Covenants and Restrictions for Marbella ar Spanish Wells (Master Declaration) and to adopt additional criteria for Marbella.

The establishment and enforcement of these guidelines and procedures will ensure that architectural changes and landscape design remain consistent with the development theme of Marbella at Spanish Wells, and importantly, to maintain and enhance the property values and aesthetics within Marbella at Spanish Wells.

ARB criteria is subject to change in accordance with regulations outlined in the recorded Master Declaration.

These provisions apply not only to Lots and Units, but also to common elements of Marbella including common areas of Condominium Associations.

These guidelines and procedures have been prepared by the ARB to provide direction to all residents and property owners for any construction, modification, replacement, removal or addition on the exterior of their property and on the interior when visible from the outside.
